Top Trumps

With hundreds of roads across Fulham what makes one stand out and another blend into obscurity? Is the trees lined gardens, parking, traffic, connectivity or all of the above? It's Saturday morning, the rain is falling, the air humid and ‘the buyers' are standing in one of the over four hundred roads in Fulham. In any other circumstance over the past month of Saturdays this would be another day, another viewing, another road. But today is different, the feeling is right, their minds align and, despite the rain, the outlook is good.
What a difference a road makes. Different sizes, different gardens, different aspect, different residents... different price. Take your pick, the top trumps of the pack occur when the stars align, and perhaps, at first glance it'll look like any other, until you dig deeper or simply get ‘that' feeling while your conscious mind tries to catch up and justify your snap decision. We all want to live in the best location, but a great location to me isn't necessarily a good location to you. But what's certain is that some roads just stand out above and beyond the rest. We've compiled the following list to give you some idea of where we're coming from. Certainly when a property comes up for sale on any one of these roads we know the first part of our job, finding a buyer, will be a little easier.
We've rated them on the following five criteria out of 10 (10 being the best, highest or largest) out of a maximum total score of 50: Location, fairly self explanatory. Price, how much the property will set you back. Desirability, how desirable the road is and how quickly we think it will sell. Size, how large are the properties on the road (size is important but expect to pay more per square foot for smaller properties in better locations). Rarerity, how often does property on the road come to market. 45/50 Napier Avenue Hurlingham Location: 8 | Price: 10 | Desirability: 8 | Size: 10 | Rarerity: 9
Super large, semi-detached houses with off street parking and blindingly expensive this road backs on to the grounds of the extremely desirable Hurlingham Club. Although not everyones ideal location, being quite a stroll to Parsons Green it does have Putney Bridge underground station on its doorstep and is right by Hurlingham Park.
45/50 Chipstead Street The Peterborough Estate Location: 9 | Price: 9 | Desirability: 10 | Size: 9 | Rarerity: 8
Of course the Peterborough Estate, one of the most highly soght after areas of Fulham, right by the green would have to be mentioned in this list. Chipstead Street is arguably the best road within the estate itself. Made up of extremely popular red brick ‘Lion Houses' and immaculately looked after the road has one of the highest proportions of ‘long back' houses (the more sought after and bigger versions which can be extended to circa 4,000 sq ft). It's also less of a cut through than its neighbours, the best of the bunch.
45/50 Doria Road Parsons Green Location: 10 | Price: 9 | Desirability: 10 | Size: 8 | Rarerity: 8
If like most of the planet you're looking to be as close to Parsons Green as possible you won't go wrong buying on Doria Road. Nestled just behind the green and running off Guion and New King's Road, you'll be lucky if one of these fine Victorian properties comes up for sale as the road itself is only small. It's not as hectic as the roads in the Peterborough Estate, although the properties are smaller and therefore cheaper overall, they're still more expensive on a pounds per square foot basis.
44/50 Elthiron Road Central Parsons Green Location: 10 | Price: 8 | Desirability: 10 | Size: 7 | Rarerity: 9
Elthiron Road is perhaps one of the prettiest of a group of highly desirable roads that make up an area of Fulham sandwhiched between Parsons Green and Eel Brook Common. The pretty Victorian terraced houses are not the biggest but are certainly some of the most desirable due to their location and the fact that they very rarely come up for sale, Fulham Broadway is also within reach.
43/50 Musgrave Crescent The Moore Park Estate Location: 10 | Price: 8 | Desirability: 8 | Size: 8 | Rarerity: 9
Rated a ten for location, Musgrave Crescent is perhaps one of the best located roads in the whole of Fulham. On a raised platform it holds a commanding position over looking Eel Brook Common. It's not a cut through and yet is very close to both Parsons Green and Fulham Broadway, a truly sublime location.
43/50 Rumbold Road The Moore Park Estate Location: 9 | Price: 10 | Desirability: 8 | Size: 8 | Rarerity: 8
You'll need a fair amount of cash to buy here. Rumbold Road, located in the Moore Park Estate is perhaps not everyone's cup of tea when you consider you could be on Parsons Green or in Bishops Park for the same price. But then again it does run off the famous King's Road itself. The properties are large and extremely attractive being older and a slightly different style to the majority of the houses in Fulham. It's also right by the border of Chlesea and close to Fulham Broadway.
42/50 Doneraile Street Bishops Park Location: 8 | Price: 9 | Desirability: 8 | Size: 9 | Rarerity: 8
Located in the Bishops Park area away from the hustle and bustle of Parsons Green, Doneraile Street is perhaps the best road in the Alphabet Streets (a selection of roads named in Alphabetical order in the west of Fulham). The road is made up of large semi-detached properties with large gardens to boot and is within a stone's throw from the recently re-developed Bishops Park and the popular Thames riverside path. The area is quieter and more laid back than the rest of Fulham and is as popular with families as it is expensive.
42/50 Walham Grove West Brompton Location: 8 | Price: 7 | Desirability: 9 | Size: 8 | Rarerity: 10
This road really is a one off. It's large majestic houses seem almost out of place located just to the north of Fulham Broadway and running off Vanston Place and thus the North End Road. It tends to attract a different sort of buyer than the roads closer to Parsons Green but nevertheless is perhaps one of our favourites here at Brik. The (Michelin starred) Harwood Arms is just at the end of the road and there are excellent transport links close to hand at Fulham Broadway and West Brompton. Property here rarely comes up for sale, but when it does, it gets a lot of interest.
41/50 St Maur Road Central Fulham Location: 9 | Price: 8 | Desirability: 9 | Size: 8 | Rarerity: 7
Of the dozens of pretty Victorian terraces across Fulham, St Maur Road does stand out as one of the better ones (certainly if location is anything to go by). There's a pedestrian path at the end of the road that leads to Parsons Green and the underground station, and although the tube line runs at the end of the road itself, this is made up for by the proximity of Parsons Green and Fulham Road, and the fact the road is very pretty.
39/50 Clonmel Road Central Fulham Location: 8 | Price: 8 | Desirability: 8 | Size: 8 | Rarerity: 7
Running off Fulham Road this pretty and uniform tree lined street is always high on the list of desirable roads for buyers. It's right by the popular Kensington Prep school and just north of Parsons Green which is only a short walk away. The houses on the road can also be extended to just over 3,000 sq ft but like much of Fulham, suffer from small gardens.
38/50 Settrington Road South Park Location: 7 | Price: 7 | Desirability: 8 | Size: 7 | Rarerity: 9
Roads close to parks always come at a premium and Settrington Road is no exception. The west side of the road backs right on to South Park and the entrance to the park itself is just at the end of the road. The best of a small group of roads by the park and, if you didn't know Fulham, well you'd probably over look this group of popular roads. 37/50 Felden Street Central Fulham Location: 7 | Price: 7 | Desirability: 9 | Size: 8 | Rarerity: 6
Felden Street seems to pop up on our radar on a regular basis. It's part of a group of roads running off the Fulham Road but unlike the others Felden Street isn't a cut through and as such has been popular with families which has created a collective family atmosphere hard to find these days in London.
36/50 Brookville Road The Villes Location: 8 | Price: 7 | Desirability: 7 | Size: 7 | Rarerity: 7
Part of ‘The Villes' a group of four roads just north of the Fulham Road all ending in‘Ville'. Not the most expensive, nor the largest, but certainly the prettiest and most uniform of the four.
34/50 Novello Street Parsons Green Location: 5 | Price: 7 | Desirability: 7 | Size: 6 | Rarerity: 9
This little street is perhaps one the prettiest and most idyllic streets in Fulham. Right within the Parsons Green area and linking it with Eel Brook common and thus Fulham Broadway you couldn't ask for a better location if it weren't for the underground line that runs right behind the pretty, uniform and brightly coloured Victorian terrace. The road is also a no through road to cars so there's little traffic and it's mainly made up of single homes which although much smaller than average are always a desirable option for those with a little less cash looking for proximity of Parsons Green.
33/50 Queens Club Gardens Barons Court Location: 6 | Price: 5 | Desirability: 9 | Size: 6 | Rarerity: 7
Queen's Club Gardens is a veritable oasis of 33 red brick Victorian mansion blocks surrounding a beautifully maintained communal garden and two tennis courts. “QCG” feels like a hidden oasis - not dissimilar to an Oxbridge college - compared to the rest of the Barons Court area. It is named after The Queen's Club, the famous tennis club and home to the international tournament of the same name, situated just by the Northern entrance itself.
So there you have it. Our top 15 roads in Fulham. Not suprisingly the market and therefore price is a powerful and influencing factor. Simply put the more people are prepared to pay for property on a particular road the more desirable that road becomes. However, the trick, if possible, is to try and avoid following the herd and paying wildly more for a location that is perhaps not exactly your cup of char.
